What Should You Check During a Property Viewing in France?
If you're invited to a viewing – here's what to expect!
Once your rental file is ready, it’s time to prepare for the visit. Here are the main things to pay attention to during the appointment.
1. General Condition of the Property
- Maintenance: Are the walls, floors, and ceilings in good shape? Watch for signs of damp, cracks, or mould.
- Insulation: Is there double glazing? What’s the level of thermal and sound insulation?
- Ventilation: Is there proper airflow in each room? Are there opening windows or mechanical ventilation?
2. Facilities and Finish
- Heating: What type of heating is installed (electric, gas, communal)? Ask if it’s in good working order.
- Kitchen: Is it functional? Check the taps, appliances, and storage.
- Bathroom: Do the shower, toilet, and drains work properly? Look for limescale or mould.
- Electrics: Do sockets and switches work? How many circuits are on the fuse board?
3. Layout and Space
- Practical layout: Is the space well-designed? Will your furniture fit?
- Surface area: Does the actual size match the listing? Ask for a floor plan or bring a tape measure.
- Storage: Are there enough built-in cupboards? Ask if there’s a cellar or external storage.
- Sloped ceilings: Check for hard-to-use areas or attic nooks.
4. Noise and Neighbourhood
- Soundproofing: Can you hear neighbours or street noise? Ask about any insulation work.
- Surroundings: Are there shops, transport, schools nearby? Is the area family-friendly, student-heavy, etc.?
- Safety: Do you feel safe – day and night? Ask about local neighbourhood watch or surveillance schemes.
5. Rental Costs and Terms
- What's included in the rent: Are charges like water, heating, electricity, internet, or building maintenance included?
- Lease terms: What type of contract is it (standard 3-year lease, 1-year furnished, etc.)? What’s the notice period?
- Deposit: How much is required, and under what terms will it be refunded? Check the legal rules around this.
- Condition at move-in: Will it be rented unfurnished, partly furnished, or fully furnished? Ask for written confirmation.
